The Role of NH-8 in Gurgaon Real Estate Uplift

Originally part of the Delhi–Jaipur arterial route, NH-8 (now considered as NH-48) helped transform Gurgaon from a quiet farming region into a high-growth city.

Also, the much-delayed revamp of the 2.2 km stretch between Hero Honda Chowk and Umang Bharadwaj Chowk has started with utility shifting.

The plan is to widen and upgrade this key link by April 2027. Once completed, it will reduce travel friction and add to property appeal along adjacent stretches.

NH-8 acts not just as a highway but as a spine from which residential zones extend. New Gurgaon, lying beyond the Kherki Daula toll, is now a hot zone precisely because of its proximity to NH-8 and improved links to the Dwarka Expressway and Pataudi Road.

Also, shifting circle rates in August 2025 have lifted registration benchmarks across Gurugram’s micro-markets, often pushing entry prices upward.

  • Supply from spillover zones — New Gurgaon and adjacent sectors can offer more land and lower acquisition cost, feeding projects that lean on NH-8 prestige.
